Advice for CRM platform to manage comms with retail tenants

I manage a marketing team for a national retail real estate owner and operator. We’re new to the CRM world and like to find a platform that will allow us to house our tenant contacts and over 100 shopping centers nationwide (store owners, managers etc) and track communications with them so we can ensure no one falls between the cracks (e.g. easily see that John at ABC Store hasn’t been contact in 90 days — and we should fix that). We’re experimenting with Hubspot but find it kinda clunky and layered with paywalls.

Any recommendations? We’re not selling anything. It’s purely to manage our tenant comms and help increase engagement in our free marketing programs where we promote their businesses to the community using our own budget.
